As we suspected, we are having a bit of a summer slow down. The market is still excellent as 63% of all listings sold last month, however, this is the first time in four years we have seen an increase in inventory. As inventory increases, the market can shift from seller’s market to a buyer’s market so we are keeping an eye on this change of direction. As of this time, the buyers can take a bit of a breather and not be in such a rush like in the Spring. However, excellent properties will go quickly in any market. The old “tried and true” basics still apply to sellers: A well priced home, clean and neat, staged, with items maintained. The prices were rising faster than salaries along with increasing interest rates are the probably cause. The pendulum is swinging but not by much. Colorado Springs, by the way, is the #7 top performing housing market in the nation.
