The goal of any broker is the get the Seller the highest possible price that the market will bear. In order to do so, the seller must cooperate with the broker by providing a clean environment, be agreeable to the showing times, and be knowledgeable about the current market. That is where my job begins. Once the phone call is initiated by the proposed Seller, I will provide you an education on what is going on in your area. By using the data from homes/land that have sold in your area, you should be able to get a clear understanding of exactly where you need to be on the price of your property. Some areas, of course, are easier to ascertain than others; this is why you need a professional who will not just tell you what you want to hear but the solid facts. This is the only way your home/land will sell and you, as the Seller, can make honest decisions based on facts, not emotions, or on what the neighbor's property sold for last year. You need an impartial professional that has access to this data plus experience in pricing, marketing, and negotiating. As your broker, I will promise the following:
- A clear cut, professional pricing presentation based on properties sold in your area over the last six months.
- A marketing plan outlining the procedure used to present your property to other brokers and to the public.
- I will offer you the support critical to you feeling comfortable about the process of selling your property plus attempt to eliminate that "living in a fishbowl" feeling all Sellers experience from time to time.
- I will be totally honest with you at all times.
- I shall present to you all offers, disclose to you any pertinent information I have about the prospective buyer (this would include the ability to qualify for a mortgage).
- Advise you to obtain expert advice if the subject area is beyond the my expertise.
- Account for all monies received.
- Keep you fully informed regarding the transaction and assist you in complying with the terms and conditions of the contract and closing.
In turn, you, as Seller, must inform me as to any material defects about the property.
I cannot:
- Tell the buyers any motivating factors you, as Seller, has for selling the property.
- Tell the buyers that the Seller will take less than the asking price of the property.
The toughest part of any deal is negotiating the price. Negotiating styles are different from person to person. Several factors influence a person's negotiating tactics. These depend upon where a person is from, occupation, personality type, and their broker influence. It is very important to work with a Broker that is personable yet persistent so this barrier can be overcome and both buyer and seller are content with the outcome. I will also offer tips on selling your home, assist in staging your home for showings and help in any other possible way to make your home attractive to buyers. . The idea is to keep this as stress-free as possible.
