Buying a Home - trying to make sense of it all
Buying a home doesn't have to be a stressful experience, just remember, knowledge is power, and this why you want to work with a real estate professional that can answer your questions and provide you with any outside support you may require. The first decision to be made is where to live. In the Colorado Springs and outlying areas, this can be a job in itself. One must consider proximity to jobs, schools, recreation, and lifestyle. This is where I come in. I will help you do your homework by asking key questions about your lifestyle and wants. Next of course, will be the process of getting prequalified for a mortgage. By registering on my website and typing in your home/land buying parameters, new listings will be e-mailed to you on a daily basis so you can see what is happening in your area and price range. Once you are ready to look at property and purchase, remember the following things:
- It is imperative to be pre-qualified.
- Be ready to have earnest monies available to show consideration for the contract. These are usually 1-2% of sales price and are held until the property closes.
- Once you have made a decision, an offer will be submitted to the Seller for review. There may be counteroffers involved until both parties are satisfied.
- When accepted, a property inspection is highly recommended.
- If there are items that must be addressed per the property inspection, it is done so and agreed upon by the Buyer and Seller. If an agreement cannot be reached, the earnest monies shall be returned to the Buyer and all parties are released from the contract.
- An appraisal is performed by the Buyer's lender.
- Closing is set and you have purchased a property!!
My job in this process is to show you properties of your liking and choosing, to answer questions about the property and area, and to provide you with any other support you might require. My job is to
- Provide you with any information I have knowledge of in terms of physical defects with the property.
- Assist you with negotiations and provide recent sales comparables to enable you to make a decision about price.
- In no way affect the negotiations by providing the seller any information of your motivating factors in purchasing the property, what you will actually "give" for the property, or compromise your negotiations in any manner.
Remember, knowledge is power, and my job is to provide this knowledge to you so you can make the most informed decision possible and to "make sense of it all".
